3. Bedrooms. A close second in adding to a home’s value is the bathroom. People are looking for larger master baths that offer separate jetted bath tubs and shower areas with and a separate room for the toilet. Spas are becoming increasingly popular.

5. Natural materials. Natural materials are particularly popular. Ceramic tile, hard wood tiles and granite are often preferred to linoleum and carpet.
6. A light, airy spacious feel. People want houses that are bright and airy with space and light
7. Good windows. The importance of windows is two fold: they should have good views and be sound and energy efficient .Insulated windows offer a plus.
8. Landscaping. High-quality landscaping adds 5 percent to 11 percent to the value of your house. Trees are an investment and mature trees can be worth $1,000.

These days everyone wants a finished basement and it adds value. The only negative is if it has water problems
