I have been receiving marketing junk mail for Landominiums lately. Nice pictures of “old folks” fishing with what must be grandchildren. Attractive headlines draw like a magnet; headlines like “Maintenance Free Living” or “Enjoy Life”, and tag lines like “Friends-Activities-Family”. How do they get the information to target me thus? Just for the heck of it I looked up Landominium and found that it is like a Condo environment with control by the Home Owners Association. The Landomium seems to be a community or sub-division in its own right. You own the home and land but everything else is “managed” by the Association. I then visited a couple of message boards on the topic and found people were strongly divided, either loving them or hating them. The sticking point seems to be around the power of the Association and control they exert over you in everyday affairs. The extent of control is defined in something called the Homeowners Association Covenant.
The Covenant lists the rules and regulations that you must abide by. Everyone’s Association Covenant has different rules but they will have restrictions like certain colors on the house, plants in the yard etc. I guess if you already live in a condo you wouldn’t notice those kinds of rules. If you have lived in your own house they may drive you crazy.
It seems that Landominium communities calling themselves “Active Seniors Communities” are springing up everywhere. With the aging boomers approaching retirement I suspect we will all see more of these in our futures. One thing is for sure; read the covenant to make sure you can live with it. It’s not for me though.
